Bulgaria's 10% flat tax isn't a loophole — it's the law. As a Bulgarian tax resident you pay 10% flat tax on corporate profit and personal income, and even less on dividends — 5% from your Bulgarian company, or 7.5% net as a registered freelancer. NomadTax handles your company or freelance registration, BG bank account, VAT registration, and your first Tax Residence Certificate. The 10% rate applies only if you actually become a Bulgarian tax resident, which depends on your personal circumstances (e.g. where your centre of life is). Bansko. About two hours' drive from Sofia, it's the undisputed centre for digital nomads and remote workers in Bulgaria — and host of the world's largest digital nomad festival. Co-Living Semkovo is right nearby (about 40 minutes away), so you can enjoy even more of Bulgaria's nature and community.
Through a Variable Capital Company (VCC) — an innovative Bulgarian legal form. It allows changes in share ownership without notarization or publication in the Bulgarian registry, handled by the governing entity. That means the whole process is fully remote, and your name is never published.
Yes to both. To ensure professional operation, maintenance, and community governance, we retain 50% plus one share — so you can own up to just under half of any single apartment. You can increase your share anytime, unbureaucratically, in 5% increments starting from € 3,000. And if you'd like to invest beyond that, your additional capital gets priority allocation in the next apartment we acquire.
Almost everything is handled digitally. If your package includes Bulgarian tax residency, the one exception is your residency application for the Bulgarian ID card and opening your bank account — these require a brief in-person visit. Most members turn it into a few days of getting to know the place and the community. Not a bad excuse for a trip.
All you need is a valid EU passport or ID card. If you register as a freelancer as part of the Combo Package, we'll have your relevant diploma translated into Bulgarian — that, and everything around it, is handled by us.
No — and we won't pretend it is. Our estimate is based on long-term rental data for Bansko, and it can go up or down depending on occupancy and market conditions. What we can guarantee is full transparency — you'll receive annual reports on occupancy, cash flow, and maintenance reserves.
As with any accommodation, availability depends on occupancy. If your apartment is booked on your preferred dates, you can redeem your free nights at any other available NomadHub Bansko apartment — regardless of which one you hold shares in.
Yes. Refer someone who joins on a Combo Package and you get three months of bookkeeping on us. The bigger our community grows, the more everyone benefits.
After a minimum holding period of 12 months, you're free to sell your shares. A right of first refusal applies — existing community members and NomadHub Ltd. get first offer before any external sale. We also offer commission-based sales support within our own network, and defined buyback values apply depending on your holding period.
Your Tax Residency Package benefits don't expire automatically when you sell your shares. You will, however, need to update the registered address on your BG ID card — we'll guide you through that process.
